I'm Libby Beaubien. I sell real estate in Tulsa and the towns around it, and I take clients one at a time.

Most people I work with are in the middle of something bigger than a house. A new job. A growing family. A parent moving closer. A house full of twenty years of memories that has to sell before the next thing can start. The contracts and deadlines matter, and so does having someone who picks up when you call at eight at night with a question about an inspection report.

That second part is the reason people send their friends to me. I listen before I recommend anything, I tell you what I actually think about a house, I negotiate hard, and I stay reachable the whole way through.

Yes. It's a large part of what I do. We usually start with a call about where you're coming from, what your commute needs to look like, and what your budget buys in different parts of town. From there I put together a short list of areas, then homes, and we tour by video until you're ready to visit.

I can, and it takes more than an online estimate. I look at what has actually sold near you in the last few months, what's sitting on the market and why, and the condition of your house compared to those homes. Call or text me and we'll set a time.

How fast do you respond?

Same day, and usually much faster than that. Text is quickest. If I'm in a showing I'll tell you when I can talk instead of leaving you waiting.

I'm six months out from moving. Is it too early to call?

No. Six months out is the best time to call. We can watch the areas you're considering, get you pre-approved when the timing is right, and have a plan ready before the good listings show up.
